About The Land

The total subject property is roughly 25 acres and backs on to a creek. Monkeys are often found among the large trees by the creek.  The land affords gently rolling hills and 360 degree ocean and country views.

Land Use

The property could be subdivided into several residential lots, maintained as a ranch estate, or it could be used for touristic purposes. The land is also suitable for cattle ranching, fruit farming, or permaculture.

Land Infrastructure

The property has existing road access, however there is currently no electricity to the property. Solar power is affordable and effective in this climate which is one of the sunniest and driest in all of Panama.  Electricity will likely come in the near future to connect new projects planned further down the road on the nearby beaches.

Land Location

The location is ideal – about half way between Desitlladeros beach and Pedasi (about five minutes drive to town and about ten minute drive to the beach). Pedasi is a quaint town with all basic services and there are a number of hotels in the surrounding area.

About Pedasi

Pedasi is on the Pacific side of Panama only a few miles from various beaches in several directions. It is a nice paved highway from Panama City to Pedasi, which takes about 4 hours one way. A new international airport is under construction which will bring huge amounts of new development.

Surrounding Area

Along the beach (about 3 miles from our land) right now are all large estate homes, mostly owned by foreigners, and one very high end hotel ($300 – $500 per night) called Villa Camilla. There are a mix of European, American and Canadians living in the area now, and the locals mix freely with everyone.

Nearby Beaches

Desitlladeros beach (the closest beach to the land) is great for surfing. The whole area is great for part-time or full time living with many new foreigners moving in to the area. Fishing, sailing, horseback riding, etc. are all popular activities.

Land Investment Plan

The property has clear title and has been surveyed into two separate lots. Our plan is to hold the property for a period of three to five years at which time the property will be re-sold at the market value. Certain improvements will be made to the property such as improving the driveway/access road and planting fruit trees.

Land Investment Structure

Minimum investment is $25,000. There are a total of 9 investment shares for sale of which there are only 4 left.
